Off-takers filter by MW, RTO, BTM, water, fiber, permit stage, and 40 other facets. The map shows hex regions only — never pins.
Off-taker submits structured Express Interest. Livio triages in 24h. Identity remains private; what the landowner sees is e.g. 'Tier-1 hyperscaler, 200 MW, US-East focus.'
Click-NDA unlocks Tier-1: 5-mi radius, distance bands, optional utility name. Documents become watermarked per-viewer.
Deal pipeline: Inquiry → Qualified → NDA → Diligence → LOI → PSA → Closed. Livio's deal-coach commentary runs alongside LOI templating.
